it depends how you plan to rent or purchase because there are double standards for residents and for diasporan armenians. I had this experience once several years ago, when going around with local friends in their car, they showed a small villa with a garden in one of the outskirts of yerevan and talking between themselves told the owner is asking usd 20k and buyers offering not more than 18k. later on I contacted the owner in my arevmedahayeren and the owner asked 135k.
